Discover how the Henry County Technology Park is redefining economic growth in Indiana. Unlike traditional development projects that often prioritize profit over people, our approach is grounded in first principles: putting the community first to create a project that enhances Henry County for generations. We’re addressing the pitfalls of past developments—such as resource strain, environmental neglect, and lack of local benefits—by designing a transformative site that supports advanced manufacturing, data centers, and co-located energy infrastructure while safeguarding residents, resources, and rural character. Join us in building a brighter future.
Henry County Technology Park Outline Plan

In a landscape of conventional development that can burden communities with hidden costs, the Henry County Technology Park stands apart. We’ve thoughtfully engineered strategies that turn potential challenges into opportunities, ensuring every aspect of the project is accretive to Henry County residents, taxpayers, and ratepayers. Here’s how we’re revolutionizing development:

Energy Strategy

The Henry County Technology Park is committed to working with Henry County REMC and Hoosier Energy to deliver a grid-positive energy solution by producing more power than it uses.

Clean, Scalable Solutions
By leveraging nearby natural gas transmission lines, our goal is to create low emission, high-efficiency generation systems tailored to modern industry.

Privately Funded, Publicly Beneficial
All onsite generation will be funded by the site user with no cost to local taxpayers or utility ratepayers.

Grid-Positive Strategy
Our energy infrastructure will be designed to contribute surplus power to the local grid, helping to strengthen grid resiliency and support broader regional growth.

Utility Partnership
We are working hand-in-hand with local utility providers to create an opportunity for future grid interconnection.

This is a model of how economic growth, energy independence, and community benefit can move forward together.

Water Strategy

The Henry County Technology Park is committed to a low-water, high-efficiency approach that protects local resources while enabling smart growth.

Air Cooled & Closed Loop Systems
We’re prioritizing users and technologies that minimize water use, including air-cooled and closed-loop cooling systems, thus dramatically reducing withdrawals and maximizing recycling.

Municipal Partnership
We will focus on working with Knightstown to assist with funding and extending public water and wastewater service to the I-70/SR-109 interchange thus creating long term utility capacity without burdening local infrastructure or Knightstown ratepayers.

No Onsite Wells
We are making a clear commitment: No wells will be drilled on this site, and no
surrounding private or agricultural wells will be affected.

Transparent Planning
Detailed water and wastewater usage will be shared publicly during the permitting process as part of our commitment to transparency and community trust.

This project shows how modern development can be innovative, efficient, and respectful of our natural resources.

COMMUNITY STRATEGY

The Henry County Technology Park is designed to deliver long-term, meaningful benefits to the community, not just jobs, but real, generational opportunity.

High-Quality Jobs
We’re targeting users who will create career-track positions with wages well above the county average, helping Henry County families thrive.

Major Contributions to Local Revenues
End users will provide significant tax contributions to county government, Knightstown Schools, and public utilities reducing pressure on residential taxpayers and enabling future investment in the community, services, and infrastructure.

Strong Support for Local Schools
We’re committed to supporting Knightstown Schools by working with potential users committed to support student programs, training, and STEM readiness.

Community-Driven Partnerships
We’re focused on attracting companies that are not just tenants but true community partners: investing in local charities, volunteering, building training pipelines, and participating in civic life. Tenants that strive to be good neighbors.

This is more than a project. It’s a commitment to the people of Henry County.

The Henry County Technology Park is a visionary 585+ acre development at the strategic intersection of I-70 and SR-109, perfectly positioned along major gas transmission corridors and fiber infrastructure. This isn’t your typical industrial site—it’s a thoughtfully planned, transformative hub for next-generation data centers, advanced manufacturing, and energy solutions, aligned with America’s AI Action Plan to bolster national security and innovation.

We’ve learned from past developments’ shortcomings by embedding robust protections from the start:

Environmental Stewardship: At least 25% of the site preserved as open space, with a preference for low-water technologies and full compliance with zoning (I1/I2 Districts via Planned Unit Development), turning potential risks into community assets.

Extensive Buffering and Setbacks: A 120-foot-wide landscaped perimeter buffer, an 8-foot-tall berm along county rights-of-way and residential areas, and a minimum 300-foot setback for primary buildings preserve rural charm and minimize visual/acoustic impacts.

Neighbor Protections: Strict adherence to Henry County’s rigorous standards for noise, light, vibrations, emissions, and industrial performance ensures no nuisances spill over—protecting homes, farms, and quality of life.

This phased project, implemented through transparent Development Plan reviews, reflects our commitment to stewardship and shared prosperity—ensuring Henry County leads in secure, resilient growth.

Imagine a project that doesn’t just add jobs but reshapes an entire county’s future. The Henry County Technology Park has the potential to inject billions in economic activity, creating high-wage careers in AI, manufacturing, and energy that attract talent and families. By recruiting users who fund their own infrastructure and contribute to taxes we’re reducing residential tax burdens, funding better schools and services, and sparking a ripple effect of local business growth.
This is generational change: Enhanced grid resiliency powers regional expansion, water innovations secure resources for farms and homes, and community partnerships build lasting bonds. Supporting this park means investing in Henry County’s prosperity—join us in making it a reality that benefits every resident.
