Air Cooled & Closed Loop Systems
We’re prioritizing users and technologies that minimize water use, including air-cooled and closed-loop cooling systems, thus dramatically reducing withdrawals and maximizing recycling.
Municipal Partnership
We will focus on working with Knightstown to assist with funding and extending public water and wastewater service to the I-70/SR-109 interchange thus creating long term utility capacity without burdening local infrastructure or Knightstown ratepayers.
No Onsite Wells
We are making a clear commitment: No wells will be drilled on this site, and no
surrounding private or agricultural wells will be affected.
Transparent Planning
Detailed water and wastewater usage will be shared publicly during the permitting process as part of our commitment to transparency and community trust.

Project Overview
The Henry County Technology Park is a visionary 585+ acre development at the strategic intersection of I-70 and SR-109, perfectly positioned along major gas transmission corridors and fiber infrastructure. This isn’t your typical industrial site—it’s a thoughtfully planned, transformative hub for next-generation data centers, advanced manufacturing, and energy solutions, aligned with America’s AI Action Plan to bolster national security and innovation.
We’ve learned from past developments’ shortcomings by embedding robust protections from the start:
Environmental Stewardship: At least 25% of the site preserved as open space, with a preference for low-water technologies and full compliance with zoning (I1/I2 Districts via Planned Unit Development), turning potential risks into community assets.
Extensive Buffering and Setbacks: A 120-foot-wide landscaped perimeter buffer, an 8-foot-tall berm along county rights-of-way and residential areas, and a minimum 300-foot setback for primary buildings preserve rural charm and minimize visual/acoustic impacts.
Neighbor Protections: Strict adherence to Henry County’s rigorous standards for noise, light, vibrations, emissions, and industrial performance ensures no nuisances spill over—protecting homes, farms, and quality of life.
